Located between the Royal Mile and Princes Street Gardens, this Bed & Breakfast is in the ideal location for exploring UNESCO’s Old Town and New Town world heritage sites.

It’s an easy 5 minute walk to Edinburgh Castle and Scotland’s other most visited attractions. Holyrood Palace and the Scottish Parliament are just 10 minutes. And we’re close to Calton Hill and Arthurs Seat. It’s easy to visit Rosslyn Chapel and the Royal Yacht Britannia.

Bedroom

This is a generous size, there is real oak flooring and the walls are white in colour. The bed is a US Queen-size (British Kingsize), complete with a very comfortable 30cm deep pocket-sprung mattress. Then there is the bedding, it’s 100% cotton with a 400 thread count. Not forgetting the tartan armchair, customised desk, digital (silent) fridge, six plug sockets, three usb ports, space for hanging clothes, coffee, a choice of six teas and radiator with thermostat. You will have one window and two timber shutters – great for keeping the light and sound out. The bedroom measures 15 ft x 11.2 ft (13.2 sq metres), the bed is 7 ft x 5.2 ft (2.1 metres x 1.6 metres) and the mattress measures 1 ft (30cm) deep.

Bathroom 

It’s private and it’s ensuite too. The bathroom comes complete with a walk-in shower. There are two 100% cotton towels and one face for each of two guests. The heated towel rail will keep the towels dry and toasty. Liquid soap, shower gel, shampoo and conditioner are there too. The bathroom measures 8.5ft x 6ft (4.7 sq metres).

Cleanliness

Before you check-in, we will make the penthouse super, super clean, put a freshly ironed sheet and duvet cover on your bed, stock the bathroom with soft, fluffy towels, make sure there are a few starter ideas for snacks and hot drinks, and leave toiletries in the bathroom too.

Breakfast

We offer a complimentary continental breakfast. There is a choice of four cereals, three fruits, yogurts, tea and coffee. If you have food allergies, then please do let me know a few days before you check-in.

Freebies

All of these are offered, free-of-charge ! Wifi. Breakfast with a choice of four cereals, three fruit, yogurts, tea and coffee. Six teas and coffee in your bedroom. Use of two washers and four dryers, located on the third floor of the building and available on a first come first served basis. Penthouse

This one of two guest rooms room available Located on the 9th floor, this property is the former home of Paull & Williamsons LLP, a firm of Solicitors headquartered in Aberdeen.

Friendliness

We are very friendly people. However, the building is not pet-friendly. The property is not accessible for people with mobility problems. It is not children-friendly either.
